Initial
Conversation

Measured
Survey
A measured building survey will be carried out of the existing property and the relevant surrounding site. This will then be followed by the production of the existing drawings and building model.
Concept
Design
Initial design proposals will be produced based on your requirements and brief. Bringing visions to life, we will carry out a number of design reviews with you, refining them until you are happy with the proposed design.
Planning
Submission
An application is submitted to the local planning authority for pre-application advice, planning permission, or a lawful development certificate.
At this stage, we can issue the planning drawings to our sister company, STUDS, to obtain a quotation for any structural calculations and design required in the Building Regulations pack that comes next.
Building
Regulations
Following planning approval, the design will be developed further into a technical pack of Building Regulations drawings and information and coordinated with the structural engineering.
This package of information can then be submitted to Building Control in an application to the Council or used with the chosen contractor and their independent inspector.
Construction
Stage
We will help our clients obtain quotations for the construction phase of the project, issuing the Building Regulations pack to recommended and trusted contractors.
It’s here we hand the project over to the client, remaining contactable should our clients or the contractor have any queries. Our services can extend through construction where required under a client advisory or technical advisory role.

Our structural design service is offered in house through our sister company Structural Timber Design Services Ltd. Providing structural engineering and timber frame design specialists, from foundations and framing to load-bearing walls and roof structures.
Being under the same roof, we are able to closely and fully coordinate the architectural design and structural design, providing fully considered information for our clients and contractors, which helps omit errors on site, saving time and money.
